Arca Properties provides property management and short-term rental solutions for mainly corporate and business stays. Matheus Sequieros, the Co-Managing Partner of the company, explains how they have changed the short-term renting scheme in Luxembourg in only two years.

What is your core service?

Owners trust their property to Arca Properties and we manage the rest for them. It is a white-glove service where they can benefit from a short-term rental income or guaranteed rent.

Through our well-designed booking platform and a digital customer experience, we make renting an apartment just one click away. Our concept can adapt to any tenant and their length of stay. Studios, apartments, and houses are ideally designed, fully equipped, and supported by a 24/7 concierge team. Our core customer target groups are large corporations that work with us to find temporary housing options for their clients and workers.

How was the company founded?

The initial idea was developed nearly two years ago to solve the problem of empty or unused spaces in Luxembourg. By turning these places into temporary serviced apartments and offering them to short-term tenants, we could fill the gaps and generate additional revenue with a property that would have otherwise stayed unoccupied.

After noticing the high need for temporary housing and its rental returns in Luxembourg, which was designed to be only a temporary solution but it turned into a full-time concierge property management service for owners.

What makes your service unique?

Quality, service and innovation. We stand out by making sure that each of our properties is designed uniquely to create a memorable experience for our guests.Furthermore, their setup is carefully selected to fulfil also the standards required by corporations/business travellers.

By combining this with technology, we create a digital customer experience, in which the guests’ journey starts not only at their arrival but at the confirmation of their booking. Our owners have access to a digital calendar to have a complete overview of the performance and occupancy of their properties. Transparency and a well-managed data structure are vital pillars in our system and represent a reliable foundation we build on.

New rental revenue streams, flexibility, and quality standards are just a few reasons our clients and partners decide to work with us.

What are your biggest achievements so far?

After two years in business, we have accommodated over 3.000 tenants, completed 12.000 booked nights and have now close to 50 properties in our portfolio.

What are your future plans?

We are planning our first seed round at the beginning of 2022 and will soon introduce new services that complement our core business. This aligns with our vision of creating an Arca Group to disrupt the real estate industry with a global one-stop-shop business model.

Alongside individual units, Arca will focus on entire residential buildings, which has many benefits for our clients and operations that can be centralised. At this point, we are looking forward to getting in touch with these property owners and developers.

Our core focus in the future will lie in creating national and international partnerships to expand our reach and become Luxembourg’s leading property management and short-term housing partner.
