The Bâloise Assurances Luxembourg group announced its collaboration with the Belgian startup ImmoPass. Available in Luxembourg since August, ImmoPass offers a real estate roadworthiness test service for people wishing to acquire a property. It’s a good thing, real estate has never been so flourishing as in Luxembourg! Let’s get to know the startup.

Tell us about your startup.
ImmoPass is the leading technical inspection organization for real estate.
How did you come up with the idea?
A real estate purchase is an important decision with heavy financial implications. And, why we often try to use a relative, or a distant cousin who has already renovated his or her house, to advise and comfort us when we make a purchase. Despite this, there are many misadventures: unforeseen works, the presence of undetected humidity, urban planning infractions, etc. We wanted to provide a professional and independent solution to support these future buyers in a complex market, where it is not always easy to rely on the intermediaries of the transaction (seller, real estate agents, etc).
What are your products and services?
We are launching in Luxembourg with a product aimed at potential buyers of single-family homes. An experienced architect or consulting engineer accompanies them to check more than 80 technical points of the house (state of the roof, pathology of the building, etc). At the end of the visit, an ImmoPass Certificate and a detailed report is given to the customer to aid his or her purchase decision. This report also provides initial estimates necessary for work and renovations in the building.

Soon, we will launch an exclusive product for future buyers of new developments, which will aid in the provisional acceptance of their future home.
Finally, we will launch a service for co-owners of apartment buildings in the coming months. The ImmoPass technical audit will assess the technical health of the building, highlight the work needed in the short, medium and long term (2, 5 and 10 years), with an initial estimate of budgets. Translating our services to English is also in the pipeline.
What is your business model?
Today, the business model is relatively simple. Customers can order ImmoPass support online from €499 including VAT.

Future buyers, real estate investors, expatriates, co-owners and property managers.
What’s next?
We want to increase our brand awareness and sales volumes in Luxembourg through partnerships with various key players.
