“Our Goal Is To Further Develop The Proptech Movement”

RoomMate, one of Luxembourg’s biggest proptechs, continues to improve its solutions and push for innovation in the burgeoning sector. Mattia Raffaelli, Co-founder & CEO tells us about the progress they’ve made in the past year.

What were the main developments for RoomMate in 2022?

Our developments can be summarised in three pillars. On the product side, we released one of our most advanced tools, a Channel Manager for the medium-to-long term. We have integrated European-wide platforms such as HousingAnywhere, Spotahome, Uniplaces, Idealista, Koliving.fr and the next names will be even bigger.
 

On the market side, we have been expanding and deepening our presence in relevant markets, such as Spain, Italy, France, Belgium, and Germany. We see a lot of opportunities in these markets, with Spain at the top. Finally, in just the last 6 months, we added 5 new people to our RoomMate Family.

You just launched your Channel Manager tool this year. What does it do and how has it been received?

Our Channel Manager is a tool automating the updates of any listing on our connected OTA (Online Travel Agencies). For example, if you manage 100 rooms and you list on HousingAnywhere, Spotahome, and Uniplaces, you can completely automate updates of the availability information to eliminate overbookings, as well as digitize the overall booking management process. In Europe, we are the only ones with so many connected portals.

The news was welcomed enthusiastically by our clients and stakeholders because they understood how innovative it was. Just think that before these relationships were managed with an Excel spreadsheet or sometimes even with phone calls!

How would you describe your position in the local proptech market compared to last year?

We have been in this business already since 2017 when proptech was still just an emerging trend. As such, we consider ourselves industry experts. Having specialized in the co-living and student housing proptech management verticals, our goal is to further develop the proptech movement in Luxembourg first and in the Greater region later.

Last year you said you wanted to fully automate property management by 2030. How far are you along to reaching this target?

We understand this is a big challenge, but we love challenging ourselves! So far, we completely automated the day-to-day operations of property and rental management, including the tenants’ acquisition with the Channel Manager.

Our next step will be to turn data into information. We want to provide our customers with intelligence about rental prices per neighbourhood, demand flow, predictive maintenance, and the tenants’ credit score.
